OGDEN VALLEY AREA SNOW REPORT AND HAPPENINGS!

The Snow's been falling and the skiing is fantastic. A local skier reported skiing in waist deep champagne powder at Snowbasin today. They received 26" of snow over the last 2 days, and all trails and lifts are open. Powder Mountain received a total of 13" over the last 48 hours, and Wolf Mountain got 20".

On February 3rd, the Australian Women's Aerial Ski Team will be at Snowbasin to meet the public and sign autographs from 1pm till 4pm. The Flying Kangaroos, as they're more commonly known, include World Champions and Olympic medalists, and they've made Snowbasin their North American home.

Powder Mountain is holding their Night Jam series once a month. Night Jam is a park jam held under the lights at the Sundown terrain park. It begins at 5pm and all skiers and boarders are welcome to participate.  Registration is free with a valid lift pass, and prizes are awarded at the end of the jam. The next Night Jam will be held on February 6th.

The Ogden Nordic Center at North Fork Park reported receiving 17" of snow. Their next scheduled event, on February 16th, is the Coldwater Crucible, a 10k cross-country race using classic or skate technique. There's also a ski clinic that day for beginner or intermediate classic or skate skiers. The next Moonlight Glide takes place February 22nd, and includes skiing, food and bonfires. For more information on these events and more, visit http://www.ogdennordic.com

In Huntsville, the Huntsville Town Park Ice Rink is open and skating is reported to be "fair". The ice is lovingly maintained by a staff of volunteers using a 6' wide tractor mounted sweeper. Rental skates are available just across the street at the Huntsville BBQ Company. For more details visit, http://huntsvilletown.com/park-ice-rink.html.

Recently took a listing for a 3+ acre horse property! It's a really great home that was completely updated in 2012 with granite counter tops, stainless steel appliances, double wall convection ovens, stunning light fixtures and more. Also on the property are stables, barn, and riding arenas, all fully fenced. I'd love to show it to you! Give me a call 801-791-3955. 2012 in Review - The Ogden Valley housing market:

There are currently 129 homes in the Ogden Valley listed for sale on the Multiple Listing Service. At the present absorption rate, the majority of these homes could be sold by the end of this year, providing they are properly priced. With this low level of inventory, prices could potentially rise. By contrast, there were approximately 400 homes listed for sale in the last year, many of which were taken off the market unsold. This could mean we're trending toward a shift to a seller's market. If you're thinking of buying, get off the fence!

According to "This Month in Real Estate," over 90% of buyers begin their search for a home on the internet and spend about 2 months looking before they make a decision. Houses on the market now, are in the best position to be sold in early spring. If you want to sell, get your home listed now.

This chart shows how inventory has decreased and sales have begun to rise.

Check out my website to view current inventory.

Welcome to the Ogden Valley

As a resident of the Ogden Valley for the past 12 years, I can tell you this is a fabulous place to live and play. As a newly licensed real estate agent I hope my love of the Valley will become infectious to you and inspire you to want to move to the Valley, or purchase a second home here.

What's not to love about the Ogden Valley! If you love the outdoors as much as I do this is the place you want to be. The winter offers every outdoor sport you can imagine: downhill skiing, cross-country skiing, skate skiing, ice skating, snowshoeing, ice fishing, sledding, and more. During the 2002 Winter Olympics you could stop off at Pineview Resevoir to watch a little curling...not that it's much of a spectator sport. My point being, with the variety of terrain and venues that the Ogden Valley offers there aren't many winter activities that can't be done here.

Real estate options in the valley include single family homes and condos. Condos are an excellent option for that second or vacation home as the majority of them in the Valley are located near ski resorts and/or Pineview Resevoir.  For more specific information on local real estate check out my website at www.OgdenValleyHomesAndLand.com or www.UtahMountainPropertyTeam.com
