Ogden Valley Heating UP!!!

Or at Least the Ogden Valley Real Estate Market is Heating Up!!!


Many homes in the Ogden Valley have been on the market for long periods of time. Some have even been taken off the market because homeowners have given up trying to sell. But, signs of spring are starting to appear. Warmer days coupled with more hours of daylight, historically low interest rates, and a pent up desire for sellers to get out from under homes they've been trying to sell for months (If not years), have buyers thinking about purchasing a home in preparation for a spring move in date. It's presently cheaper to buy a lot in the Ogden Valley than many locations west of the mountain range. Imagine the dream home you could build in the Ogden Valley closer to outdoor activities and where the air is clean and the sun isn't blotted out by smog. 

In the last 30 days at least 30 homes in the Ogden Valley have gone under contract or sold. But, there are still bargains to be had. There are currently 134 homes in the Ogden Valley listed for sale on the Multiple Listing Service. At that rate of absorption, all of those homes could potentially be sold in less than 5 months.  Not all of them will sell quickly. It's still important to be priced competitively, presented properly, with a little bit of staging to show well, and marketed professionally.
