Autumn Leaves in the Ogden Canyon

The leaves in the Ogden Valley in the higher elevations peaked a couple of weeks ago. There are a few pretty yellow trees on the Valley floor, but all in all the fall "show" wasn't too spectacular this year. I have recently noticed though, there are some really beautiful yellow and gold leaves in the Ogden Canyon. If you're looking to get out of the house this weekend and enjoy this great fall weather, head up the Ogden Canyon and take in the scenery, and while you're in the Ogden Valley, be sure to stop into Crimson Ridge where I'll be holding an open house in the afternoons. Turn onto Morning Side Lane across from Pineview Yacht Club and follow the Open House signs. The views from this house are really spectacular! August in the Ogden Valley

August in the Ogden Valley is in full swing. So far, it's been a combination of warm summer days mixed with cool, fall-like weather. Though I love the fall....I'm not ready! There's still time to take in the last of summer's activities in the Valley:

If you haven't made it to the Ogden Valley Open Market, stop in and pick up some produce, art, hand-made goods of all sorts, and delicious local food, all while you enjoy home-grown entertainment. The Valley is full of creative people and they tend to congregate at the Open Market on Thursday evenings until dusk. The market runs through September, rain or shine.

The Blues, Brews and Barbeque series at Snowbasin is the place to be, every Sunday through September. Escape the heat and listen to great free entertainment while enjoying barbeque and cold beverages on the patio at Earl's Lodge. View the schedule.

The Ogden Valley Balloon & Artist Festival comes back to the Valley August 14th through 16th. I love the early morning launch. Yes, you'll have to get up really early to watch the balloons fill with hot air and rise into the crisp morning sky, but what a way to start your day! Then stick around for a little breakfast in the park, enjoy a balloon ride, visit art and craft booths, sample more food and drink, try some kids games or rides, take in live entertainment, or compete in the pie eating contest. If early morning isn't your thing, you can come for the evening launch and stay for the balloon glow. Ogden Valley Balloon & Artist Festival Schedule

Music lovers will delight in the 3rd Annual Ogden Valley Roots and Blues Festival. This is a world-class festival for fans of folk and blues music, and it takes place in North Fork Park, a rustic refuge which recently received the Dark Sky Designation from the International Dark Sky Association. Come for an evening or stay 3 days and camp at the park. Bands include: Pinetop Inferno, The Brothers Comatose, Swamp Cabbage, Rev. Peyton's Big Damn Band, and more. August 21 through 23rd. You can save a few bucks if you buy your tickets in advance. Brought to us by Ogden Friends of Acoustic Music (OFOAM), a non-profit organization, and their sponsors.

If you're not into organized activities you can still enjoy a day at Pineview Reservoir, hike or bike one of the many Ogden Valley trails, or dine at one of many great Valley restaurants.

Acreage For Sale in Eden, Utah - Unspoiled and Gorgeous!

I recently listed 19.37 acres in Eden, Utah. This is a really gorgeous, pristine parcel located above the north end of Pineview Reservoir. Enjoy stunning views in every direction, rolling hills, level areas, trees, open space, and a stream that meanders across the property. It had once been listed for $1.3 million, then more recently for $750,000. It is currently listed at $349,900. That's less than half of it's last listing price!

A view of the property from the north end of Pineview Reservoir.
A view of Pineview Reservoir from the property.

Field of daisies on the property.
Looking north toward Powder Mountain from the property.

What's the catch you say? With a price cut that deep there usually is one, so here's the scoop. There is no power to the property so you'll have to run a power line in. There is no water, culinary or irrigation. You'll need to go through proper channels to get a permit to drill a well. There is no sewer, so you'll need to have the property perced and install a septic system. As the property currently sits, it is land-locked. There are ways to acquire an easement to gain access, but you'll need to talk to an attorney. This parcel was once part of another larger parcel and was divided to be distributed to family members. Because it was part of a larger parcel that could make it easier to get an easement. At this price it's worth the effort!

OPTION 2 - Some of the adjacent property is owned by the group who owns Nordic Valley Ski Resort. They have plans for a future subdivision on their property. Once that subdivision goes in it makes this property MUCH more valuable and will give you access to water, power, streets, and more. There has even been talk of running sewer lines to that area. All of that makes this property a great investment in your future. While you're waiting you can fence the property and keep a few cattle. After 2 years apply to the county to put the property in "greenbelt" which will lower your taxes substantially.

The Ogden Valley Balloon & Artist Festival 2015

The Ogden Valley Balloon & Artist Festival is returning to the Ogden Valley again this year on August 14, 15 & 16, 2015. The festival has moved to several different locations in previous years, but this year it's returning to Eden park, its original location.

Fifteen balloons will launch twice each day, early morning and early evening, and fill the Ogden Valley skies with colorful hot air balloons. This years festival will also include continuous live entertainment with music, pie eating contests, artist booths, food vendors and family games. Friday and Saturday evenings the popular balloon glow will take place at dusk, when hot air balloons tethered to the ground will inflate and illuminate the night sky.

Come early as each morning breakfast will be available beginning at 7:00 am, and all proceeds will benefit to the Ogden Rescue Mission.

Entrance to the festival is free, but there will be a charge for games, vendor food and artist's wares.

Parking at Eden Park is limited so please consider car pooling. VIP parking will also be available and can be purchased at ogdenvalleyballoonfestival.com where you'll find more information and a full schedule of events.

Hope to see you there!

Fresh Paint for the New Year

If you’ve been thinking about getting your home ready for the spring selling season, nothing freshens up a home like new paint. Although you probably know that a neutral color scheme works best when you’re trying to sell, sometimes a little color in the right places will make your home look more up-to-date. Just make sure you go easy on the color. Try painting just one wall as an accent, and don’t choose a color that’s too bold. Then add a couple of throw pillows, an area rug, or other pieces in the same color to make it look really pulled together.

Colors, just like fashion, can go in and out of style. To determine current color trends you can go to your local paint or hardware store and find the latest color chips. Some paint companies will even create a whole color palette to show you which colors to use that will complement one another.

Each year designers and manufacturers select a new palette of colors to be highlighted during that year. Pantone, the leading authority on color matching has recently announced their picks for the year. Their #1 color, Marsala, is a rusty shade of red. It’s said to enrich the mind, body and soul, exuding confidence and stability. It makes a very bold statement. If you choose this color be sure to use it sparingly. To view more about this color and others recommended by Pantone, visit the following site: Pantone Color Palettes
