What You Should Know About Your Home and Your 2013 Taxes

By: Dona DeZube
Published: December 12, 2013

It’s the last year for three sweet home tax benefits, but the first for a way simpler home office deduction.

These days few things start a fight on Capitol Hill faster than taxes. Despite the fact that three important tax benefits used by millions of American homeowners are days from expiring, Congress is unlikely to do anything to re-up them any time soon.

So if you’re eligible, tax year 2013 is possibly the last time to claim the private mortgage insurance (PMI) deduction, the energy tax credit, and debt forgiveness benefit, all of which all expire on Dec. 31, 2013.

At least there’s one piece of good news for homeowners: If you have a home office, there’s a new, simpler option for calculating the home office deduction for which you may qualify on your 2013 taxes.

Meanwhile, here’s what you need to know about those expiring benefits as you ready your taxes:

PMI Deduction

This tax rule lets you deduct the cost of private mortgage insurance, which is what you pay your lender each month if you put down less than 20% on a home. PMI protects the lender if you default on the home loan. Your deduction could amount to a couple hundred dollars depending on your tax bracket and other factors.

Energy-Efficiency Upgrades

This sweet little tax credit lets you offset what you owe the IRS dollar-for-dollar for up to 10% of the amount you spent on certain home energy-efficiency upgrades, from insulation to water heaters. On the downside, the credit is capped at $500 (less in some cases). But on the bright side, the right improvement could lower your utility bills indefinitely.

Debt Forgiveness

When you go through a short sale, foreclosure, or deed-in-lieu, your lender typically lets you off the hook for some or all of what you owe on your mortgage.

That forgiven mortgage debt is income, on which you’d typically have to pay income tax.

Suppose you’re in financial distress and your lender agrees to let you short-sell your home, say for $50,000 less than you owe on the mortgage, and forgive you for the balance. Without the protection of the Mortgage Debt Forgiveness Act, you’ll owe income tax on that $50,000.

It’s likely if you had the money to pay income tax on $50,000, you’d have used it to pay your mortgage in the first place.

New Simplified Option for the Home Office Deduction

This may be the last year for the benefits above, but a new one kicks in for the 2013 tax year. If you work from home, you may qualify to use a new, simplified option for claiming the home office deduction when you file your 2013 taxes.

How much simpler is it? It lets you claim $5 per sq. ft. for up to 300 sq. ft. instead of having to compute the actual expenses of your home office using a 43-line form. To calculate the square footage of your office, just multiply the length of two walls. For example, an 8-by-10-foot room is 80 sq. ft. And at $5 per, that’s $400.

Although using the simplified option is obviously easier, the basic requirements for claiming the home office deduction haven’t changed. Your home office still must be used for business purposes:  Exclusively, and On a regular basis.

Why Might the Tax Benefits Not Be Renewed?

Although the expiring tax benefits were renewed retroactively in past years, that may not happen in 2014 because many in Congress would like to see comprehensive tax reform rather than scattershot renewals of individual provisions. This could delay a decision on the homeownership tax benefits until the big picture budget and tax issues are resolved.

So if you can, enjoy them now!

Ogden Valley Condos Are Selling Fast!

If you've been thinking about investing in a condo in the Ogden Valley there's no better time to buy than now. Interest rates are low, prices are reasonable, and there's still a fairly good selection of units on the market both in Eden and Huntsville. But interest rates and prices are on the rise, and the inventory is starting to dwindle.

Number of Ogden Valley Condos Sold by Month:
  • June 2013 - 4 units sold
  • July 2013 - 3 units sold
  • August 2013 - 4 units sold
  • September 2013 - 1 unit sold
  • Octover 2013 - 3 units sold
  • Novemer 2013 - 1 unit sold to date (11-13-13)
These numbers aren't terribly impressive until you take into consideration that there are currently 10 units under contract!

During 2012 only 20 units sold, and so far for 2013 a total of 26 units have sold. There are currently 32 units on the market with prices starting at $68,900 for a refurbished one bedroom unit in Wolf Lodge, to $560,000 for a four bedroom, 4 bath, deluxe waterfront unit in Lakeside Village.

New Listing - Wolf Lodge Condo

The Wolf Lodge condominium project is one of the first condominium developments in the Ogden Valley. Most of these units could use a little updating, but for the money they're a real steal now. They have all of the amenities of newer developments, clubhouse, swimming pool, exercise room, hot tub, tennis, mini golf, playground and more, but have fewer units, so it's a more quiet and peaceful location. Located at the base of Powder Mountain, they're a frequent stop for vacationers during ski season. If you've thought about owning a condo for investment or vacation this is the time to buy. Even if you're looking for a place to make your year-round home, you won't find a more affordable location in the Ogden Valley.

Following is a new listing I just took for a very well kept unit in Wolf Lodge. Unit #405 with 2 bedrooms and 2 bathrooms, located in building 4 which is adjacent to the Wolf Creek golf course for unrestricted views. This building is also at the end of the parking lot which means no through traffic. At 1,152 square feet, it's one of the larger units in the development. Have a look at the video below....

Fall in the Ogden Valley

Fall is my favorite season. I love the crisp clear days, cool nights, and autumn colors. With the departure of September, we've seen frost on the lawn, flurries in the sky, and a dusting of snow at the tops of the mountains. Following is a pictorial review of September in the Ogden Valley:
The changing weather brings tumultuous storms but sometimes beautiful skies.
Pumpkin patch along the Weber Pathways bike path.
 Sumac trees changing colors.
The first snow of the season on top of Snowbasin ski resort.

Beautiful golden colors of fall at the Monastery in Huntsville, Utah

Summer's not over yet!

Summer's not over yet, but you can see the end from here!

The familiar fall indicators include entering a department store when it's still 100 degrees outdoors, but you can only buy winter clothing. And it's hard to miss the back to school banners in the aisles of every grocery store. Ogden Valley schools are scheduled to begin their fall session on August 20th. Snowcrest back to school night is Monday, August 19th, and Valley Elementary's back to school night was August 16th. If you haven't finished your school shopping yet, be sure to check out Chic Style Boutique, a clothing store located in Eden, Utah. They have some really fun styles at great prices, and the shop is owned and operated by an Eden resident.

For me, the sound of Canadian geese migrating back toward the south is one of the leading indicators that summer is drawing to a close. In the past couple of weeks I've heard that familiar honking at lest a couple of times over the Ogden Valley. Although the temperature still says summer to us, the geese seem to know when it's time to go.

There are still a few things to do in the Ogden Valley before the summer wanes.

  • August 23-25 Ogden Roots and Blues Festival put on by OFOAM at North Fork Park.
  • August 23rd Weber Pathways Trail Mixer. A fundraiser held on the patio at Earls's Lodge, Snowbasin Resort, with music, food, and live and silent auctions.
  • August 31st Hel's Half Pound. The inaugural half marathon race up Powder Mountain Road (Are you kidding me!!!)
  • September 7th Color Me Amazing, a color 5k and festival including music, dancing, food and prize drawings. This is a fundraiser that benefits many Ogden Valley non-profits.
  • Every Wednesday evening at Carlos & Harley's go listen to Charlie Fuertsch play his guitar and sing blues, bluegrass, folk, etc including some Grateful Dead favorites. Charlie's a high school senior and member of the Ogden Valley Ski Team. He's the 2013 Utah state flat pick guitar champion! Be sure to catch his performance before his homework load gets too heavy and he has to quit.
If you want more information about any of these Ogden Valley activities, feel free to drop me a line!

Ogden Valley Real Estate Statistics for the 1st Quarter of 2013

The chart below represents the real estate trends in the Ogden Valley beginning with the first quarter of 2008 through the first quarter of 2013. A quick glance will tell you that the real estate market tumbled significantly in 2008 and continued its downward spiral for some time before it began the gradual climb back up. But you'd have to have been locked in a closet for the last several years not to know that. Since we're just a couple of weeks away from the end of the first quarter of 2013, that's the part of the chart that's we're examining at this time.

The end of last year saw that the inventory of homes on the market was the lowest of any point from the beginning of 2008, however the first quarter of 2013 brought a flurry of new listings to the market place (green line). Most likely because in the world of real estate agents the buzz was all about getting more listings because there were seemingly more buyers than sellers, something that hadn't been seen in years. The blue line shows that since the beginning of the first quarter of 2013 the median sold price was flat, as was the total number of homes sold. In part, I feel the reason these numbers were flat was because the inventory was low at the beginning of the quarter, and the average home buyer takes several months to research before they buy, but there wasn't much to choose from so there weren't a lot of sales. With the inventory on the rise I think we'll see an increase of sales in the 2nd quarter.

What does this mean to buyers and sellers? Good news for both. This is still a great time for sellers to get their home on the market as prices have increased slightly. As for buyers, there is a little more to choose from and most sellers are becoming more reasonable about the value of their home in today's market.

If you're interested in getting your home on the market call me at 801-791-3955, or email me at wendycrook@kw.com. If you want to view the homes that are currently listed and even set up an alert to tell you when a new listing comes on the market you can go to www.wendycrookhomes.com, register for an account and access all real estate listings on the multiple listing service as well as lots of statistics about the industry. Don't hesitate to give me a shout. I'll respond to your call, text or email, and look forward to helping you either as a seller or a buyer of Ogden Valley real estate.

Ogden Valley Spring Real Estate Market

In the past month, 17 homes either went under contract or sold in the Ogden Valley. During that same time frame 17 lots or parcels of vacant land also went under contract or sold. The sale of so many vacant lots is an indicator that the inventory of existing homes is dwindling and people are preparing to build new homes. Because prices in the Ogden Valley seem to have bottomed out and interest rates are at historic lows, the time to invest in the valley is NOW! Property in the valley is so affordable that it's possible to build a brand new home for less than the cost of an existing home.

Some of the lowest priced building lots in the Ogden Valley are located in The Preserve Subdivision in Eden, Utah. The Preserve is a sweet little subdivision where only a few years ago lots were selling for $200,000+. There are currently a number of lots available in The Preserve with prices starting at just $49,000.

Why The Preserve? It has so much to offer! Phase 1 through 3 are located on a west facing gradual slope where the views of the surrounding mountains are stunning. Phase 4 lots are level and located between the North Fork River and Sheep Creek. The sound of the water flowing past these lots is mesmerizing.  All lots are serviced by central sewer and water, and nearly all lots back up to open space. The Preserve has a private park with hiking trails that follow the rivers and meander over bridges and through the trees. The park also has a large sports field with a baseball backstop, a pavilion with gas barbeque grills, a playground and picnic tables. The proximity to Powder Mountain, Wolf Mountain and Snowbasin Ski Resorts, Pineview Reservoir, and Wolf Creek Golf Course, make this an ideal location for your vacation home. However, the 20 minute scenic drive into Ogden make this a very commutable distance for your primary home. And, did I mention the air in the Ogden Valley is fresh and clean!

The following video shows a Phase 4 lot now available for your dream home:

April Showers

Hard to believe it's April already! There are a few showers passing through today, and most of the snow here in the Ogden Valley has been gone for a while. Wolf Mountain closed and already has lots of bare spots. Snowbasin is holding out a couple more weeks, and spring skiing there is reportedly good but make sure you go in the morning as afternoon skiing is quite slushy. As for Powder Mountain, night skiing closed on March 31st. Also closed at Powder Mountain is powder skiing at Lightening Ridge and the Powder Country Shuttle.

The Ogden Valley Ski Team, U-16 and up racers have one final race called the Last Chance race at Snowbird resort. It was supposed to be both GS & Slalom, but due to lack of snow they'll only be holding the slalom portion of the race. It will take place April 6, 7 & 8. A couple of the FIS racers will be traveling to Mammoth/Sugar Bowl to attend the Western Spring Series at the same time. Good Luck to all!

Pineview Resevoir is quickly thawing and ice fishing has been over for a couple of weeks at least. Won't be long before you can launch your boat though.

Things are just starting to green-up in the Valley, and rivers, creeks and streams are all flowing. It's a great time to do some pruning, aerate the lawn, and put some weed and feed on the grass. Hope you're all enjoying these beautiful spring days!

March News

The Liberty, Utah horse property I had listed sold in a very short amount of time! It was truely a beautiful property and was purchased by a wonderful couple who sold their Syracuse home to become Valley residents. They're bringing their horses and dogs and settling in soon. Welcome, Shannon and Lori, to the Ogden Valley. I'm sure you'll come to love the Valley as much as I do.

Recently listed are some lots in The Preserve Subdivision (aka Sheep Creek), Eden, Utah. This is an up and coming neighborhood with a private park. The views are stunning, wildlife abundant, and prices more affordable than ever. Watch the video that follows for a sample of what's available.

Ogden Valley Heating UP!!!

Or at Least the Ogden Valley Real Estate Market is Heating Up!!!

Many homes in the Ogden Valley have been on the market for long periods of time. Some have even been taken off the market because homeowners have given up trying to sell. But, signs of spring are starting to appear. Warmer days coupled with more hours of daylight, historically low interest rates, and a pent up desire for sellers to get out from under homes they've been trying to sell for months (If not years), have buyers thinking about purchasing a home in preparation for a spring move in date. It's presently cheaper to buy a lot in the Ogden Valley than many locations west of the mountain range. Imagine the dream home you could build in the Ogden Valley closer to outdoor activities and where the air is clean and the sun isn't blotted out by smog.

In the last 30 days at least 30 homes in the Ogden Valley have gone under contract or sold. But, there are still bargains to be had. There are currently 134 homes in the Ogden Valley listed for sale on the Multiple Listing Service. At that rate of absorption, all of those homes could potentially be sold in less than 5 months.  Not all of them will sell quickly. It's still important to be priced competitively, presented properly, with a little bit of staging to show well, and marketed professionally.

If you've been wanting to sell and you don't have your house on the market, call me now for a free competitive market analysis to determine how to price your home. I can tell you what your neighbors are asking for their homes or how much they've sold for.

Contact me at wendycrook@kw.com or visit my website: www.UtahMountainPropertyTeam.com and let's start the process of making your Ogden Valley Real Estate transaction a happy and successful one.

P.S. - The listing I have featured on this blog, Liberty, Utah Horse Property, went under contract after only a couple of weeks.

OGDEN VALLEY AREA SNOW REPORT AND HAPPENINGS!

The Snow's been falling and the skiing is fantastic. A local skier reported skiing in waist deep champagne powder at Snowbasin today. They received 26" of snow over the last 2 days, and all trails and lifts are open. Powder Mountain received a total of 13" over the last 48 hours, and Wolf Mountain got 20".

On February 3rd, the Australian Women's Aerial Ski Team will be at Snowbasin to meet the public and sign autographs from 1pm till 4pm. The Flying Kangaroos, as they're more commonly known, include World Champions and Olympic medalists, and they've made Snowbasin their North American home.

Powder Mountain is holding their Night Jam series once a month. Night Jam is a park jam held under the lights at the Sundown terrain park. It begins at 5pm and all skiers and boarders are welcome to participate.  Registration is free with a valid lift pass, and prizes are awarded at the end of the jam. The next Night Jam will be held on February 6th.

The Ogden Nordic Center at North Fork Park reported receiving 17" of snow. Their next scheduled event, on February 16th, is the Coldwater Crucible, a 10k cross-country race using classic or skate technique. There's also a ski clinic that day for beginner or intermediate classic or skate skiers. The next Moonlight Glide takes place February 22nd, and includes skiing, food and bonfires. For more information on these events and more, visit http://www.ogdennordic.com

In Huntsville, the Huntsville Town Park Ice Rink is open and skating is reported to be "fair". The ice is lovingly maintained by a staff of volunteers using a 6' wide tractor mounted sweeper. Rental skates are available just across the street at the Huntsville BBQ Company. For more details visit, http://huntsvilletown.com/park-ice-rink.html.

2012 in Review - The Ogden Valley housing market:

There are currently 129 homes in the Ogden Valley listed for sale on the Multiple Listing Service. At the present absorption rate, the majority of these homes could be sold by the end of this year, providing they are properly priced. With this low level of inventory, prices could potentially rise. By contrast, there were approximately 400 homes listed for sale in the last year, many of which were taken off the market unsold. This could mean we're trending toward a shift to a seller's market. If you're thinking of buying, get off the fence!

According to "This Month in Real Estate," over 90% of buyers begin their search for a home on the internet and spend about 2 months looking before they make a decision. Houses on the market now, are in the best position to be sold in early spring. If you want to sell, get your home listed now.

This chart shows how inventory has decreased and sales have begun to rise.

Check out my website to view current inventory.

Welcome to the Ogden Valley

As a resident of the Ogden Valley for the past 12 years, I can tell you this is a fabulous place to live and play. As a newly licensed real estate agent I hope my love of the Valley will become infectious to you and inspire you to want to move to the Valley, or purchase a second home here.

What's not to love about the Ogden Valley! If you love the outdoors as much as I do this is the place you want to be. The winter offers every outdoor sport you can imagine: downhill skiing, cross-country skiing, skate skiing, ice skating, snowshoeing, ice fishing, sledding, and more. During the 2002 Winter Olympics you could stop off at Pineview Resevoir to watch a little curling...not that it's much of a spectator sport. My point being, with the variety of terrain and venues that the Ogden Valley offers there aren't many winter activities that can't be done here.

Real estate options in the valley include single family homes and condos. Condos are an excellent option for that second or vacation home as the majority of them in the Valley are located near ski resorts and/or Pineview Resevoir.  For more specific information on local real estate check out my website at www.OgdenValleyHomesAndLand.com or www.UtahMountainPropertyTeam.com
